The Town of Beaver Dam has adopted its own zoning code. The code sets guidelines for all land related activities that take place within the town. These activities include, but are not limited to, buildings, structures, signs, and land use.

A Land Use Permit is required anytime a garage, a storage shed, a grain bin, a deck or a home addition or improvements costing $50,000.00 or less, is being planned. This form is (1) page and can be obtained at the town hall. A site plan must also be submitted to ensure all town setback requirements are met. The fee for this permit is $75.00 plus $1.00/$ 1,000.00 spent.

A Building Permit is required anytime a new residence is planned to be constructed. This is a larger packet of information that must be picked-up at the town hall. The Land Use Administrator will review the steps of the process with the contractor or home owner. Upon completion of all related paperwork, the information will be reviewed by the town's Land Use Administrator and the town's building inspector, General Engineering, to ensure all required information has been submitted. This process normally takes (1) week to complete. You will be contacted when the permit is ready to be picked-up. Thee fee for this permit is dependent upon size and value of structure.

A Sign Permit is required when installing or upgrading most commercial type signs. Contact the town hall for additional signage information. The fee for this permit is $50.00.

A Driveway Permit is required anytime a property owner is crossing the town road right-of-way to connect to a town road. The fee for this permit is $250.00.

An Electrical Permit is required anytime an electrical upgrade is planned. This form is reviewed by General Engineering, so additional time may be required prior to approval being given. The fee for this permit is $120.94.

A Variance is required anytime a use does not met the requirements of the town zoning code. This packet of information is obtainable at the town hall. Upon completion of all related paperwork and payment of a $350.00 fee, the item will be added to the town Board of Appeals meeting agenda..

A Conditional Use Permit is required anytime a use must meet additional zoning requirements. Normally this pertains to mostly to business or commercial type operations. This packet of information is obtainable at the town hall. Upon completion of all related paperwork and payment of a $250.00 fee, the item will be added to the town Planning Committee meeting agenda.

A Letter of Intent/Minor Land Division is required anytime the size of an existing parcel of land is to be reduced. Upon completion of all related paperwork and payment of a $50.00 plus $5.00 per lot created, the item will be added to the town Planning Committee meeting agenda.

A Rezoning is required anytime the use of an existing parcel of land is to be changed. Upon completion of all related paperwork and payment of a $350.00 fee, the item will be added to the town Planning Committee meeting agenda.

A Plat Application is required anytime a new subdivision or addition to an existing subdivision is being proposed. Upon completion of all related paperwork and payment of a $350.00 plus $20.00 per lot fee, the item will be added to the town Planning Committee meeting agenda.

Please note that all Planning Committee meetings and Board of Appeals meetings are held in a public forum at the town hall with input from the requesting party, the committee board members and any concerned citizens prior to approval or denial of the requested item.
